Measured portfolio

What the work has actually changed.

Savings accrue for as long as a plant runs, so these count every project from its own day one through June 2026, including the two we have since divested. We built the efficiency; the kilowatt-hours keep being saved. Individual sites stay unnamed. That is our clients' business, not our marketing.

Measured, not promised

Four plants. Real meters. No names.

Efficiency is kilowatts drawn per ton of cooling delivered, or kW/RT. Lower is better. Each plant shows its best verified month, with the sustained band it has actually held printed underneath, because a peak figure without a range is worth nothing. These are our own commissioned plants, presented by building type. We do not publish client identities or their consumption data, and we would extend you the same courtesy.

Commercial office tower

A fully occupied headquarters tower in Kuala Lumpur. Central chiller plant plus 25 air handling units, all retrofitted around a working building that could never go dark. Five years on, the plant still holds its commissioning efficiency, which is the number most retrofits quietly lose by year three.

What we instrument

Every component. Every minute.

A chiller plant is a chain, and the waste hides in the links between equipment. We meter the whole chain and feed it to our own platform. That is how a five-year-old retrofit still performs like a new one.

Thousands of sensors per site across chillers, pumps, cooling towers, air handling units and fan coil units. Every reading lands in our platform, where equipment drifting outside normal parameters is flagged for inspection before it becomes a fault.

How the numbers are made

A saving is only as good as the baseline it is measured against.

Anyone can report a reduction by choosing a flattering starting point. These are the rules we hold ourselves to, including the two occasions they cost us something.

The baseline

Frozen before works begin, and never re-based.

Every plant is measured against its own pre-retrofit condition, established by audit before anything is touched. We do not move the baseline forward to a later year, which is the most common way a reported saving quietly inflates.

The method

Metered monthly, in the manner of IPMVP Option C.

Savings are settled on metered data, not on modelled estimates, and reported every month for the life of the contract. Our oldest plant has six unbroken years of it. Where we are paid a share of savings, this is the same data the payment is calculated from.

The carbon

Converted at the published national factor, year by year.

Each year of savings is multiplied by the Energy Commission's published Grid Emission Factor for Peninsular Malaysia for that year, rather than by a single convenient average. The factor moves, so the conversion moves with it.

Two things this has cost us, said plainly.

We restated our own carbon figure upward, and withdrew a number we had published. An earlier conversion used a single emission factor that matched no published source and understated the portfolio by around 55%. Correcting it raised the reported figure, which is the direction a company has no incentive to move in. At the same time we withdrew a trees-equivalent figure we had been publishing: it represented one year of absorption but was captioned as a standing forest, so it read as more than it was. It is not coming back.

On one building we narrowed the measurement boundary rather than restate the baseline. An office tower we retrofitted later converted several floors to a data centre. That load lands on the same incoming meter but has nothing to do with the cooling plant, so a whole-building comparison had started to understate the plant's performance. Rather than re-base the baseline, which would have broken our own rule, we narrowed the boundary to the air-conditioning system and kept the original pre-retrofit efficiency as the reference. The plant itself shows no measured degradation.

Portfolio figures are a record of work Susten delivered. They are not a claim on any client's own carbon inventory, and a building owner reports its reduction in its own accounts. Measurement is currently carried out by Susten. Independent third-party verification is available on request and we welcome it.
